Aldar and Mubadala Acquire Masdar City Square for AED 918M
Aldar Properties and Mubadala Investment Company have expanded their presence in Abu Dhabi’s commercial real estate market with the acquisition of Masdar City Square for AED 918 million.
The deal adds a newly completed office complex to the partners’ growing portfolio in Masdar City and takes the total value of their combined commercial and residential holdings in the destination to AED 4.7 billion. The transaction is part of the joint venture established by Aldar and Mubadala in 2024.
Masdar City Square Adds 47,000 Sqm of Office Space
Masdar City Square comprises seven office buildings with more than 47,000 square metres of net leasable area. The development was completed in the first quarter of 2026 and has already achieved 99% occupancy.
Its tenant base includes organisations operating across important sectors such as energy, education and artificial intelligence. Among the occupiers are TAQA, the Abu Dhabi Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
For the Aldar-Mubadala joint venture, the acquisition therefore adds a commercial property with established occupancy and an existing institutional tenant base rather than an asset that is still waiting to be fully leased.
Sustainability Remains a Key Feature
Masdar City Square has been designed around the sustainability principles associated with Masdar City. The complex holds LEED Platinum and WELL Gold certifications and incorporates features including solar photovoltaic systems and passive cooling technologies.
The acquisition also adds a net-zero energy office building to the joint venture’s portfolio. The building currently serves as the headquarters of Abu Dhabi’s Department of Energy.
These characteristics reflect the wider direction of Masdar City, where commercial development is closely connected with clean energy, technology, research and sustainable urban planning.
Aldar and Mubadala Continue Building Their Masdar City Portfolio
Masdar City Square is the latest in a series of investments made by the Aldar-Mubadala partnership.
In April 2026, the joint venture acquired The Link at Masdar City for AED 654 million. The mixed-use development provides around 32,000 square metres of net leasable space across five buildings and was fully leased at the time of the acquisition.
With the addition of Masdar City Square, the joint venture now has more than 158,000 square metres of net leasable commercial space in its Masdar City portfolio. The wider portfolio also includes more than 1,400 residential units, which are fully occupied.
Commercial occupiers across the portfolio include organisations such as IRENA, Masdar, Siemens, G42 and the UAE Space Agency. The commercial assets have a weighted average unexpired lease term of approximately 5.2 years.
